The Offering:
Kite (Kite Equity Capital Fund 1, L.P.; the “Fund”) seeks to raise $100MM to
fund luxury single family developments.
Leverage:
No more than 70% leverage on the value of the total portfolio
Term:
The fund is an open-ended in which LP’s are subscribed and redeemed on
a quarterly basis.
LP Preferred Return:
7%
Target Returns:
The target return for LP investors is 11%
Minimum Investment:
$250,000 (Accredited investors only)
Tax Benefits:
Yes (20% QBI deduction)
Loan Origination Fee:
100% of all origination fees are paid directly to the fund.
Carried Interest:
70% to the LP and 30% of the GP after the Preferred Return is paid.
Management Fees:
2% of outstanding loans
Other Manager Fees:
Unlike other similar real estate funds, we don’t take acquisition, disposition, or servicing fees nor a GP catch-up fee
